Guide for Tenants & Owners

Whether you're a tenant reporting a maintenance issue or a property owner running a renovation, this guide walks you through the Baubiber app: capturing your project, AI analysis, comparing offers, tracking the build, and keeping the finances straight.

Getting Started

  1. Download the app from the App Store (iOS) or Google Play (Android).
  2. Sign up with your Google or Apple account — or use email OTP.
  3. Choose your role — select Baukuki (tenant / owner) when prompted. You can hold several roles at once and change them later in settings.
  4. Add your property — or join an existing one by scanning its QR code or accepting an email invite.

Creating a Project

Baubiber supports three project types depending on the scope of your renovation:

Small Fix

For quick repairs like leaky faucets, broken doors, or cracked tiles. The fastest path from problem to solution.

  1. Tap New Project and select Small Fix.
  2. Take photos of the problem area — the more angles, the better the AI analysis.
  3. Add a voice note or written description if you want to provide extra context.
  4. Submit — AI analyzes your photos within seconds.

Small Update

For room refreshes like repainting walls, swapping fixtures, or updating flooring.

  1. Select Small Update and photograph the room from multiple angles.
  2. AI generates 2–3 distinct solution options at different budget levels.
  3. Review the options and select the one that matches your vision.

Full Renovation

For major construction work — kitchen remodels, bathroom overhauls, full apartment renovations.

  1. Select Full Renovation and complete the guided questionnaire.
  2. Upload photos of every room involved.
  3. AI generates solution options plus photorealistic moodboards showing what the finished space could look like — in styles like Modern, Scandinavian, Industrial, or Minimalist.
  4. Select your preferred option to move forward.

Hopper, Your AI Assistant

Don't feel like typing? Talk to Hopper instead. The in-app AI assistant holds a voice or chat conversation with you, asks the right follow-up questions, and drafts the project for you — photos, description, and project type included. You review and submit.

AI Analysis

After you upload photos, the AI automatically:

  • Identifies issues — water damage, paint wear, plumbing problems, electrical concerns, structural issues, and more.
  • Classifies severity — Minor (green), Moderate (orange), or Urgent (red).
  • Shows confidence scores — so you know how certain the AI is about each finding.
  • Detects rooms — kitchen, bathroom, living room, bedroom, and others.

You can review the full analysis in your project's Current State tab. Every AI feature asks for your consent per provider the first time you use it — revocable anytime in settings.

3D Property Capture

You can create an interactive 3D model of your room:

  1. Open the 3D capture feature in your project.
  2. Follow the guided camera flow — the app tells you exactly where to point.
  3. The 3D engine reconstructs an interactive model that professionals can inspect before bidding.

Finding Professionals

Once your project is ready:

  1. Tap Submit to Marketplace — AI generates a professional contractor report with effort estimates, required trades, and material specs.
  2. If your property has a property manager, your request first goes to them for approval.
  3. The matching engine notifies professionals based on skills, location, and availability — they view your project and submit offers.

Comparing Offers & Chat

As offers come in, you see them on the Offer Leaderboard:

  • Range pricing — a min-max estimate
  • Capped pricing — a guaranteed maximum
  • Fixed pricing — an exact quote

Shortlist your favorites, and chat with any professional who has a live offer — during selection, not only after. Every chat partner has passed KYC identity verification. On managed properties, the final acceptance goes through your property manager.

Tracking the Build

Once an offer is accepted, your project summary becomes a construction window:

  • Logbook — the contractor's daily site diary: entries, photos, and voice-note summaries. Hourly rates and amounts are redacted server-side, so you see progress, not their pricing.
  • Milestones — approve project milestones based on photo evidence, or revoke approval if something's off.
  • Budget — the execution plan from the accepted offer, plan vs. delivered per item. Every change the contractor proposes is a change request you approve or decline — nothing applies silently, and the full history stays visible.
  • Follow-ups — action items assigned to you (e.g. "clear the hallway by Tuesday") that you can check off in the app.

Invoices

When the contractor sends an invoice, you review it before anything happens:

  • Accept it to confirm everything is in order.
  • Dispute it with a reason — a disputed invoice cannot be marked as paid until the dispute is resolved.
  • Tap "Add to Budget" to book it as a cost entry — amount, date, and vendor auto-fill, converted into your property's primary currency.

Managing Properties

If you own or manage multiple properties:

  • Add each property to your portfolio with address, type, and size.
  • Invite tenants and other people via QR code, link, or email — with the right role per person (Owner, Tenant, Editor, Viewer).
  • View all projects grouped by property.

Property Finances

Track spending on each property with built-in budget and cost management. Owners have full control; tenants can view.

Budgets

  • Create Ongoing budgets for recurring costs (utilities, maintenance, insurance) with a ready-made template.
  • Create Project budgets for renovations — organized by room and trade (e.g., Kitchen/Plumbing, Bathroom/Tiling).
  • Link project budgets to your Baubiber renovation projects for unified tracking.

Cost Tracking

  • Record expenses with amount, date, description, and vendor.
  • Incoming contractor invoices appear as "invoices to track" suggestions — one tap books them against a budget line.
  • Browse all transactions in a filterable log. Cancelled invoices clean up their cost entries automatically.

Financial Dashboard

  • See total budget vs. actual spent at a glance with color-coded progress bars.
  • Dual-currency support — track in one currency, view totals in another, with a stored exchange rate.

Collaboration

  • Invite a partner, spouse, or advisor to view or edit your property's finances (Viewer or Editor role) — revocable anytime. Budget administration stays with the owner.

Reviews

After a project completes, rate your professional. Reviews and responses are public on the pro's profile — they help the next owner decide, and they matter to the professionals' ranking.

Notifications & Rewards

  • Notification center — every event lands in-app, by push, and by email (offers, approvals, messages, invoices, budget changes). Activity emails can be switched off per channel in settings.
  • Points & streaks — daily check-ins, completed steps, and reviews earn points; keep your streak alive and climb the leaderboard.
  • Referrals — invite friends by email or link; you both earn points when they sign up.

Settings

  • Language — switch between German, English, and Hungarian at any time.
  • Dark mode — toggle light and dark themes.
  • AI consent — review and revoke per-provider AI consents.
  • Account — full GDPR-compliant account deletion.
